Glenn Medical Village, the first medical office development on the Tucson Medical Center campus in over 20 years, will have offices ready for occupancy in the First Half of 2005.

Oxford Realty Advisors is proud to represent this 42,000 SF development for one of Tucson’s premier developers, Whirlygig Properties, LLC. La Naranja Professional Center
Oxford Realty Advisors exclusively represents TownWest Design & Development Inc. for the La Naranja Professional Center. This project has a prime location adjacent to the Northwest Medical Center with 43,540 SF of Medical and Office space available for lease and sale. Approximately 70% of the La Naranja Professional Center was committed to prior to the developments groundbreaking.

La Cholla Medical Park
Oxford Realty Advisors created a partnership and exclusively represented this successful medical condominium development. This 71,348 square foot project is located near Northwest Medical Center. Oxford had 83% of the project pre-sold prior to construction, and the project is currently 100% occupied.


 
Ina Corporate Park
Oxford Realty Advisors represents NCH Corporation, the developer of the new Ina Corporate Park located west of the Southwest corner of Ina & Shannon Roads. Ina Corporate Park will consist of 90,000 SF of professional and medical offices to be built in 3 phases of 16 freestanding condominium buildings for sale or lease. Available sizes range from 1,200 SF to 11,000 SF with a total value of approximately $15,000,000.

Plaza de Vida
Plaza De Vida consists of 8 fully improved building pads ranging in buildable square footage of 4,500 to 7,150 square feet. The office and retail project, with excellent frontage on Oracle Road in Northwest Tucson, is currently over 60% complete with Gadabout Salons as the main anchor tenant.



Camp Lowell Corporate Centre
Oxford Realty Advisors successfully marketed, sold, and leased the 70,000 SF Camp Lowell Corporate Center in the historical Fort Lowell district. Oxford guided this professional and medical office project starting from negotiating the purchase of the land, and was directly involved in the development process of the project from inception through its final sales transaction. The overall value of the project is over $15 million.

5th Street and Wilmot
The first major corporate office building over 100,000 SF in Tucson in over 15 years was developed at 5th Street and Wilmot in 2004. It was a pleasure working with First Magnus Financial Corporation and Radiology Limited in conjunction with the developers (Townwest Design & Development) on this Granite and Steel Frame building valued at over $25,000,000.


 
Paloma Village
Paloma Village sits at the heart of the Tucson Foothills at the Southeast corner of Campbell and Skyline. Oxford Realty Advisors has been involved in this office building consisting of over 20,000 SF from the finished pad through the development/construction/leasing process. Oxford Realty Advisors, as well as several other strong Tucson companies plan to call Paloma Village home in the spring of 2005.

INVESTMENT



San Raphael Medical Plaza - 899 N. Wilmot
Oxford Realty Advisors exclusively represented an investor who purchased 899 N. Wilmot - San Raphael Plaza- a 36,000 SF medical/office complex.


Dorado Office Park – 1605-1611 N. Wilmot Rd.
Oxford Realty Advisors and Whirlygig Properties negotiated the investment sale of Dorado Office Park on north Wilmot Road to a private investor in May of 2003. Oxford Realty Advisors has handled the leasing of the 20,000 SF office park both before and after the purchase transaction.





 

 

Ventana Plaza – 5620 N. Kolb Road
Oxford Realty Advisors exclusively represented one of Tucson's most successful high-tech software engineering firms during their search for new headquarters in the fall of 2002. Oxford negotiated the purchase of this 22,526 SF multi-tenant office building, which is located in the picturesque Ventana Canyon in Northeast Tucson.  




Northgate Plaza
Oxford exclusively represented Crestline Investments LLC in negotiating the $7.5 million investment purchase of Northgate Plaza, located at the northeast corner of Grant Road and Alvernon Way in Tucson, Arizona. The 103,492 SF shopping center includes several national tenants: Wal-Mart Neighborhood Market, Radio Shack, Hollywood Video, Subway, Dollar Tree, Rent-A-Center, Peter Piper Pizza and Burger King.







 

2325 N. Wyatt – TMC Park
In August of 2003, Oxford Realty Advisors successfully negotiated the investment sale of the 2325 N. Wyatt building in the TMC Park to a local private investor. The 7,278 SF multi-tenant building was 100% occupied with long-term leases from four quality medical tenants.

Tropicana Apartment Complex
Oxford Realty Advisors exclusively represented DBL Properties in the $450,000 purchase of the Tropicana Apartment complex. The 22-unit complex is located at Alvernon Way and 5th Street. This quaint complex is situated in the heart of Tucson, with its close proximity to several restaurants, retail centers, El Con Mall and Reid Park.


 



5717 E. Broadway Boulevard
In July of 2004, Oxford Realty Advisors exclusively represented an investor in locating a 17,000 SF retail investment in the Broadway Corridor. The building, located at 5717 E. Broadway, is currently occupied by Creative Leather, Mattress Liquidators and Allstate Insurance. 

201 E. Olive Street (Apartment Building)
In June of 2004, Oxford Realty Advisors exclusively represented both Seller and Buyer in the sale and acquisition of 201 E. Olive Street, a 16-Unit Apartment Building on the south side of Tucson.




2945 W. Ina Road
Oxford Realty Advisors Exclusively represented the Investor in the purchase of 2945 W. Ina Road. This beautiful 45,080 SF medical & professional office building is located in NW Tucson, 2 miles east of I-10 at the corner of Ina and Shannon Roads. It is one of the few available buildings located between the fast growing Northwest Hospital and the new Oro Valley Northwest Hospital development that can accommodate a single tenant up to 20,000 SF.

Wal-mart Neighborhood Market
June 2004, Oxford Realty Advisors successfully negotiated the lease for the new Wal-Mart Neighborhood Market concept. Wal-Mart will occupy 40,000 square feet in Northgate Plaza, located in Tucson, Arizona, at the northeast corner of Grant Road and Alvernon Way. Wal-Mart will join other national Tenant’s: Hollywood Video, Radio Shack, Dollar Tree, Rent-A-Center, Subway and Peter Piper Pizza.


Best Buy Center
Oxford represented Janal LLC and Sea Colony in negotiating the lease for Jared’s Jewelry store. Jared’s 5,500 square foot store joins Best Buy, Cost Plus, World Market and Tres Amigos. Jared’s is located on East Broadway Blvd. across from the recently completed $50 million renovation and expansion of Park Place Mall. Park Place has been transformed from an 850,000 square foot mall into an expansive 1.1 million square foot shopping, dining and entertainment complex.





Mercado at La Canada
Oxford Realty Advisors again represents Whirlygig Properties in the leasing of the second phase of this new retail development in Oro Valley. The 72,000 SF project consists of a mixture of offices and retail space along with pads ranging from approximately 3,000 to 6,000 buildable square feet.


Tucson Place Shopping Center
In July of 2004, Oxford Realty Advisors exclusively represented a Petland franchise in locating a 5,000 SF suite in the Tucson Place Shopping Center anchored by a Wal-Mart. The center is owned by one for Tucson’s largest retail landlords and developers, Larson Baker LLC.
